Prospective buyers should review all available property information and complete their due diligence before bidding.
Buyer must sign an Offer to Purchase Agreement with R.N. Osherow, Trustee before bidding.
A 10% earnest money deposit must be wired within 48 hours after the auction ends.
If the successful buyer fails to provide the required earnest money deposit, the property may be sold to the backup bidder at the backup bid price.
Properties are offered without financing contingencies.
Buyers should have financing in place before the auction.
Closing must occur within 30 days of the auction date.
All closing costs will be paid by the buyer.
Seller will not provide a survey.
Any survey required by the buyer or buyer’s lender will be at the buyer’s sole expense.
Buyers are responsible for inspecting and investigating the current condition of the properties.
All due diligence periods end on the date of the auction.
Real estate will be sold with reserve and is subject to Bankruptcy Court Approval.
The real estate will be sold free and clear of liens and encumbrances.

All bids must be made live onsite on the day of the auction.
